If you are getting ready to sell your home this year, now is the perfect time to put it on the market. A new report from Realtor.com has determined that the week of April 10 through April 16 is the best time to list a home for sale in 2022.
Listing during that week allows sellers to take advantage of favorable market conditions that lead to faster sales at higher prices, the report said.
“Sellers listing in mid-April can expect relatively high buyer interest, with limited competition from other sellers, which equates to high-dollar homes,” said Danielle Hale, chief economist for Realtor.com. .
According to a Realtor.com analysis, if typical annual trends hold true, the median list price for homes in the second full week of April could be $5,000 higher than the median list price in an average week.
Last year, there were 29% more views per listing than the average week during the same period, and there were 13% fewer sellers on the market. In the year Homes in 2021 spent 27 fewer days on the market in the second week of April compared to the average week in 2019. You’re also less likely to lower your list price to secure a discount: Realtor.com analysis shows that overall, there are 14 percent fewer price reductions during this key week than the average week for the rest of the year.
The best time to sell a home can vary.
Sellers have benefited greatly over the past two years due to pandemic-related problems that have changed the housing market. But this year and every year, there are also seasonal forces at play: house hunting activity slows in the colder months and picks up as the weather warms.
Of course, market conditions are dynamic, and there are many reasons why the “best” time to sell a home can change from year to year and is not always the same for everyone. According to real estate company Zillow, people in year-round warmer climates have a better chance of selling in the winter due to high demand from snowbird home buyers.
Every major housing market also has its own downsides: In Boston and Salt Lake City, Realtor.com recommends putting your home on the market by the week of March 20th (that’s next week!). In Miami and Raleigh, North Carolina, the company recommends listing during the week of June 26.
This year, increased demand for homes and high inventory shortages mean the fall buying market is heating up earlier than expected — and that’s good news for sellers looking to get the best prices this spring.
Buyers, on the other hand, are facing ever lower prices. These conditions can apply to sellers who want to buy a house when selling an old house. Considering how mortgage rates are rising and the Fed’s rate hikes, it’s worth considering buying as soon as possible in hopes of getting a lower mortgage rate and lower monthly payments.
