Conservation is a pleasant surprise for some Broadlands, Va., buyers.

Aissatou Ouedraogo and Supraja Modala had very different experiences when they bought townhouses in July 2021 in Demot & Silver’s first subdivision of the Broadlands master-planned community near Ashburn, Va.

In the year “We loved the Broadlands area, the school district, the easy commute and the sense of security,” she said. “We felt comfortable buying here.” While their townhouse was being built, she said, “We came almost every day to see the progress.”

Conversely, Modala and her husband lived in Dallas. With families in the Broadlands area, they were looking to buy a new home nearby and “jumped at it” when Demott & Silver opened for sale, Modala said. They followed the construction of their townhouse from afar, but first visited the site before the drywall went up in October 2021.

Modala and her husband were in shock. “We didn’t realize Broadlands was so green,” Modala said. “Next to our area is a nature reserve. We are very happy about this. As Broadlands residents, Oudrago said, her family considered the “greenery and access to nature” an asset when they decided to buy.

Opened in 1995, Broadlands, in Loudoun County, is certified by the National Wildlife Federation as a community wildlife habitat. The community, a Van Meter Homes development, includes the 150-acre Stream Valley Park, which preserves trails, wetlands and wildlife. Broadlands has playgrounds, a fitness center, tennis and basketball courts, and three pools.

Van Meter plans 89 townhouses and 172 townhouse-style condos in the Demotte and Silver neighborhoods. About 35 townhouses and about 40 condos have been sold.

All condos have three bedrooms and one car garage. According to community sales manager Mike Hales, Van Meter’s offerings include the Collier II and Prescott II, two of its four-story condo models with private rooftop decks. The third updated model, Bluemount III, is built in stacked two-story condos. The Bluemount III unit is expected to be ready for occupancy in December or January.

The two three-story townhouse models, Aldwych and Mayfair, have three or four bedrooms and two-car garages.

Standard, nine-foot-high ceilings throughout each residence, townhouse or condo; seven-inch-wide luxury vinyl plank (LVP) flooring in living areas; and wall-to-wall carpets in the bedrooms. Kitchens feature granite counters, 42-inch flat-panel birch cabinetry, stainless-steel GE appliances, stainless-steel sink and Kohler pull-out faucet. The bathrooms have ceramic tile floors, Kohler faucets and backsplash tall vanities. The countertops in the owner’s bathroom are granite.

In Clarksburg, Md.

Drawn by the large floor space, garage and yard, Oudrago and Modala bought townhouses. They chose the Mayfair model, which has an open kitchen and dining area for the boat. Modala and her husband updated the kitchen with quartz counters and upgraded storage. Their $27,000 upgrade raised the price to $792,000.

“We’ve improved almost everywhere,” Oudrago said. Her family chose quartz kitchen countertops, floor-to-ceiling ceramic tile walls in the master bathroom and a luxury fireplace, among other options. The upgrades brought the price up to more than $800,000, but the Rent Rewards credit (a portion of the rent paid for a Van Meter apartment can be applied toward the purchase of a new Van Meter home) and other incentives lowered it by $25,000. Builder has a Homeowner Rewards Program and a Heroes Program for teachers, public safety officials, medical professionals and active or retired service members.

TransportationDemot and Silver is about a mile from the Ashburn Metro station (not yet open) on the Silver Line. Loudoun County Transit offers Silver Line transportation from Broadlands Park and Ride Lot to the Wheeler-Reston East Metro Station. to Crystal City, the Pentagon and Rosslyn in Arlington, Va. And it’s just off the Dulles Tollway to DC Demot and Silver. It is seven miles from Dulles International Airport and 10 miles from Leesburg. Convenient transportation routes include the Dulles Greenway, Route 7 and Route 50.

Near: Broadlands shopping center is less than half a mile away, The Shoppes at Ryan Park is one mile away and Dulles 28 shopping center is less than five miles away. There are movie theaters, shops, restaurants and golf courses within five miles.

This Broadlands community is planned for 89 townhomes and 172 townhouse-style condos. Townhomes are currently priced from the mid-800,000s, condos in the high $500,000s to mid-$600,000s.

Main characteristics: The rooms have nine-foot high ceilings, granite kitchen counters, flat-panel birch kitchen appliances and stainless steel GE appliances.
