The multi-tenant shopping center has 44,375 square feet of retail space at 4000 US 98 in Lakeland, although the entrances are off Sleepy Hill Road and Mall Hill Drive behind the Chick-fil-A.
The center covers 4.48-acres and was sold in a 1031 exchange for $7.1 million from Lackland Retail, according to an Aug. 10 news release from Avanti Way Realty. A 1031 exchange — a term taken from an Internal Revenue Service form — allows the exchange of capital gains tax on one real estate investment property for another, Investpedia reports.

The corporation that owns the center lists Jose Carrera as president and Zoraida Carrera as vice president. Both have the same Miami address, state records show.
Lakeland Retail LLC Managing Member at Florida Fair Hillard Ohio State Records Steven P. Watten listed. The corporation was first registered in Florida in 2006.
County property records also show multiple owners of the developed parcel over the past decade, including Up Lakeland II LLC, Fortis KDS LLC, Investment USA Corp. and HL Florida Properties Inc. County records show the land was first improved in 1994. And before that the land was empty.
The Shoppes at Lakeland Square Mall consists of two retail buildings, a 36,500-square-foot building built in 1993 and an 8,400-square-foot building built in 2008, county property records show.
The shopping center It was completely renovated in 2008 and the current tenants are working under long-term contracts, said Avanti media consultant Jennifer Baker.
“There may be some aesthetic improvements and upgrades in the near future as needed, there are no defined plans yet,” she said.
The property is expected to generate $58,830 in county taxes in 2022 and has a fair market value of about $3.15 million, records show.
The center is a full display of national tenants and family-owned businesses. Tenants include About Puppies, My Salon Suite, Regal Nails Salon & Spa and VidaCann, among others.
